Availability

Booking Notes

  • Check-ins and Check-outs can take place on all days except on Saturdays.

  • There is a two-night minimum stay on all days except for Thursdays when there is a three-night minimum.

  • There is also a three-night minimum on bank holiday weekends. 

Payment Schedule

We take payments for all reservations, as follows:

  1. At time of booking - 25% of total reservation cost to secure booking.

  2. Balance payment is due:

    • 45 Days before arrival in the cottages.

    • 60 days before arrival in the Hall. 

Rates

  • Rates vary throughout the year but the cottage prices start at just £25 per person per night (based on full occupancy) for a two-night stay and raise to a maximum of £100 per person per night at some peak periods.

 

  • Prices in the main hall start at £60 per person per night and rise to a maximum of £150 per person per night at some peak periods. 

 

  • Long-stay discount rates are offered for stays of three nights and above.

  • We do use dynamic pricing software which means prices change according to a range of factors, including the season, market demand, and occupancy. 

  • Prices are only guaranteed once a booking has been made and they can change at any time.

 

  • Our website displays the best rates available.

 

  • All prices include VAT

Additional Extras

Non-Refundable Booking Fee

A non-refundable booking fee is applied to all reservations to cover our administrative costs in the case of cancellation. - £20 per cottage and £50 for the Hall. 

Pet Fees

The pet fee is £25 per pet, per stay.  (please note pets are not accepted in the main house).  This can be paid during the check-in process if you don't do this when the booking is made. 

 

​Fuel Supplement

Rather than increasing our nightly rate we have decided to add a small supplement of £20 to each cottage booking to cover the rising costs of fuel and electricity.  When the energy prices lower again this will be removed. 

 

Hot Tub Fee (main house only)

As not everyone wants to use the Hot Tub - rather than include costs associated with this amenity in the price - we're giving people a choice:

  • Full-Service: £150.00

  • Self-Service:£100.00

Log Baskets

£15 per basket. 

Please note - Logs are no longer included in the price. 

Damage Deposits

Refundable Damage Deposits are required for all reservations.

During the check-in process you'll be asked to provide a credit card.

This card will be pre-authorised for £50 per cottage and £1,000 for the Hall.  

Pre-authorisations are released within 7 days unless it's necessary to with-hold.

Cancellation Policy

In the event of cancellation, the following applies:

  • In all instances, the Total Cost comprises the Accommodation fee + Non-refundable Booking fee of £50 for the Main House and £20 for each of the cottages

 

  • Refunds are provided on a sliding scale which is based on the likelihood of us finding a replacement booking.

THE COTTAGES (Dovedale, Derwent, Henmore, Summer, Lathkill)

  • Cancellation more than 42 days before arrival - 100% refund less £20 non-refundable booking fee.

  • Cancellations 42 days to 28 days before arrival - 50% refund of Total Cost less £20 non-refundable booking fee

  • Cancellations 27 days to 0 days before arrival - 0% refund of Total Cost

 

THE Hall (aka the Main House)

  • Cancellation more than 60 days before arrival - 100% refund less £50 non-refundable booking fee.

  • Cancellations 60 days to 42 days before arrival - 50% refund of Total Cost less £50 non-refundable booking fee

  • Cancellations 41 days to 0 days before arrival - 0% refund 

  • Where we take a replacement booking, you will receive a full refund (minus the non-refundable booking fee)
